In this scenario my role is to be grounded in practicality whilst adding the creative twist that turns your house into a home you delight in.

Step 1 The Brief
Think of this as a checklist of wants and needs, practical and psychological. It sounds quite basic but is actually the first fundamental creative step.
We meet on site, you talk, I listen and ask the right questions.
We gather information - the site, the building, the circumstances.
We bring some detail to your first thoughts brief with concept sketches- interestingly, thoughts often change as we work through
ideas.
Step 2
Testing Ideas
We test our concept with developed drawings. New routes often open up as the 'true brief' emerges with more clarity.
Ideas come together in a design that responds to the multi-layered checklist we will be working with.


Step 3 The Design
We finesse and add detail - still with room for exploration and tweaking- and conclude with a confirmed set of project design drawings- pitfalls to avoid have been flagged up, budgets set and options for the way forward discussed.
What Next?
Having discussed the route from design-on-paper to built reality during the design stages, you will be well informed and can choose to move forward independently or continue to collaborate with me through legislative compliance, detail design and works on site.

Fees
All projects are unique, so here is a typical example for a project with a construction value of £100k + VAT.
Steps 1 & 2 - The Brief and Testing Ideas: £1,800
Designs will be set in context with the garden- you can choose to add a full Garden Masterplan for a typical fee of £1200.
Step 3 - The Design: £2,800
Step 4 - Planning Application - £700.00
Technical
Building Regulation submission package: £3,000
Schedule of works & tender package: £2500
On-site contract administration: 6% of construction value
